With our first home delivered and a 2025 production schedule that is already fully booked, we are scaling rapidly. We are seeking a hands-on, process-driven Director of Factory Operations to lead our M0 microfactory in Andover, MA, and play a crucial role in developing the playbook for our national expansion.
The Role
As the Director of Factory Operations, you will be the leader of our production floor, responsible for translating digital designs into finished, high-quality modular homes. You will own the entire factory production process, from raw material intake to the final wrapping of modules. This is a leadership role for someone who thrives on the factory floor, is obsessed with process optimization, knowledgeable about construction, and is passionate about building and developing high-performing teams. You will be the critical link ensuring that the innovation from our software, design, and robotics teams is executed with precision and efficiency in the physical world.
Responsibilities
Own and drive the detailed production schedule, tracking the progress of every module, panel, and pod. You will be responsible for hitting ambitious throughput targets and ensuring on-time delivery to our customers.
Serve as the hands-on leader of the factory floor. Directly oversee daily production, manage area leads, implement accountability systems, and dynamically allocate floor resources to solve bottlenecks and drive continuous improvement.
Lead the recruitment, interviewing, and onboarding of all new production staff. You will define the "hiring bar" for skilled trades and general labor, develop effective training plans, and foster a culture of safety, accountability, and teamwork.
Be a primary engine for operational excellence. Lead initiatives to streamline manufacturing processes, improve labor efficiency, and eliminate waste using Lean principles. You will simplify, standardize, and document workflows to make them repeatable and scalable.
Act as the voice of the factory. Work closely with our design, software, and robotics teams to ensure that designs are manufacturable (DFMA) and that crucial feedback from the production floor is integrated into our product and technology roadmaps.
Champion a world-class safety culture, ensuring strict compliance with all health and safety regulations. Enforce rigorous quality control procedures to ensure every module meets our high standards for building code, engineering specifications, and customer satisfaction.
Ensure the factory is always ready to execute. Oversee equipment maintenance and repairs, and manage the availability of the right tools and materials to support an uninterrupted production flow.
Monitor and analyze key performance indicators (KPIs), including labor cost, throughput, schedule adherence, and quality metrics. Prepare and deliver weekly operations reports to the senior management team, providing clear insights and actionable recommendations.
Who You Are
You have a minimum of 7+ years of progressive experience in operations management, with deep expertise in modular construction, prefabricated housing, panelized construction, or a closely related construction-tech field.
You have direct experience or deep familiarity with residential construction trades (carpentry, electrical, plumbing), giving you instant credibility with our skilled builders.
You have a deep, practical understanding of lean manufacturing principles, Six Sigma, or other continuous improvement methodologies and have applied them in a construction or manufacturing setting. You have a demonstrated history of improving operational efficiency, reducing costs, and enhancing product quality.
You are not a desk-bound manager. You are energized by being on the factory floor, observing processes, and working directly with your team to identify and resolve production challenges in real-time.
You possess excellent leadership, communication, and interpersonal skills. You can clearly articulate a vision, motivate a diverse team, and collaborate effectively with engineers, designers, and business leaders.
You are proficient with modern manufacturing software, including production planning and inventory management systems, and are comfortable in a data-driven environment (e.g., Google Suite, data dashboards).

Experience in a high-growth startup environment where you had to build processes and teams from the ground up.
Experience working closely with software engineering and robotics teams to implement new technology on a production floor.
